These Terms govern your use of Linceas, an app by Lowbytes. By installing and using it, you accept them.

1. What Linceas is, and what it is not

Linceas gathers public information about a property and helps you organise your viewings. Its purpose is informational: it gives you data and the questions worth asking.

It is not a valuation survey and cannot be used with a bank: it is not signed by a certified appraiser and does not comply with Spain's Order ECO/805/2003. The valuation shown is an indicative estimate based on area prices.

It is not legal, technical, tax or financial advice, and it does not replace a building survey, an architect, a lawyer, or checking the Land Registry directly. Purchase decisions are yours.

2. Where the data comes from, and its limits

Information comes from official public sources: the Spanish land registry (Catastro), the National Geographic Institute, INE, MITMA, energy performance certificates, municipal planning, OpenStreetMap and the Land Registry. Every figure is shown with its source and date.

Those sources can be out of date, incomplete or wrong, and their data may not match the physical reality of the property. Where a section has no public data, Linceas says so rather than estimating it. We do not guarantee the accuracy of third-party information, though we do reproduce it faithfully.

3. Listing links

You may paste a listing link to identify a property. Linceas is not affiliated with any property portal. Listing content belongs to its portal and to whoever published it, and is used solely to locate the property and compare it against official sources.

4. What is free and what is paid

Tracking properties, viewing mode, the calculator, the comparison tool and the basic land-registry data are free.

The full file is a one-off payment per property, not a subscription: it does not renew and is not billed periodically. The price is always shown before you confirm. Purchases are made through the App Store or Google Play, under their terms.

5. Delivery, withdrawal and refunds

The file is produced as soon as you confirm the purchase and delivered by email as a link. As digital content supplied immediately, by confirming you expressly request that supply and accept that you lose the right of withdrawal once it has been delivered, under article 103.m of the Spanish Consumer Protection Act.

If a file is never delivered, or fails through our fault, it is refunded. Refunds are processed by Apple or Google depending on where you bought. Write to support@lowbytes.com and we will help.

6. Acceptable use

You may not resell files, scrape them automatically, or use the app for unlawful purposes or to access third parties' data without a legal basis. You may use the file you buy for your own decision and share it with your advisers.

7. Intellectual property

The app, its design and the way the data is presented belong to Lowbytes. Public-source data remains owned and licensed by the bodies that publish it.

8. Liability

To the extent permitted by law, Lowbytes is not liable for decisions you make based on the information shown, nor for damage arising from errors or omissions in third-party public data. Nothing in these Terms excludes liability that cannot lawfully be excluded, nor your statutory rights as a consumer.

9. Changes and availability

We may change the app and these Terms. If a change is material, we will update the date above. Files already purchased are governed by the Terms in force at the time of purchase.

10. Governing law

Spanish law applies. If you are a consumer, you keep the right to bring proceedings in the courts of your place of residence.
